Used to be an hour, then 15 minutes, now I'm stuck in a crappy city but only have to drive 5 minutes to my new job

Thanks for the replies, please keep them coming. In the end, I will have to decide for myself, but as always,  your help is appreciated.
Over the last few days I drove to the potential neighborhood 2 times after work to time the commute. It was 49 minutes 1 day, 53 the next day (exactly what the GPS said it would be).  Tomorrow I will get up early, drive to the new neighborhood before work, and then head into work to get a feel for the commute.
Everyone brought up some great points.
As far as the snowy days, when it snows, I'm working. If the storm goes on for 3 days, i work for 72 hours.  One week last winter I worked 93 hours overtime in 1 week (it was a crazy winter).  So snow days aren't a concern.
As far as the miles I'd be putting on my vehicles, I get a work truck 4 months a year (snow season).
As far as my own vehicles, I figure my M1009 Blazer should get 20 mpg's once I lower it down and get rid of the 35" mud tires.
If need be, I'll buy a Honda CRZ as a commuting car and run it for 300k miles (it will be a 35 mile commute).
Where I live now most houses are on 1/4 to 1/2 acre lots, 1 acre lots are very rare. I need more land/privacy than that.  If I'm willing to move 30+/- minutes away into the country, 5 or 10 acre lots are easy to find.
Someone asked how much I like my job? I love it, I've been there 29 years.
For 10 years I had a small used car lot as a side business.  I rented a 1250 s.f.  shop, got a used car license, & had a blast.  It was more of a hobby shop then anything else.  I would sell a few cheap Hondas to pay the rent, and had a great place to work on my toys.  I got a big promotion at work 2 years ago that changed my work location.  The work location  was to far away from my shop to make it realistic to keep it.
I miss having my lift, my 220 outlet for my welder, and having all my stuff in 1 place.  My
CUCV (Military square bodys) collection has grown to 8 trucks (4 nice ones, 4 will be parts trucks). My 81 step side has been stored inside for 5 years at my friends work. My  69 camaro is hiding out in my parents garage, (I took it out 1 time this summer).  I have vehicles stored everywhere.
I think its time to find some land and start working on that dream garage.

This is the  shop I was renting.  I need the land to have something like this in my back yard.

Got home from work tonight, went in the garage, did a little side job. A few footsteps later I was in my house. I love my garage, I couldn't imagine owning a house without a workshop/garage. I'd go out of my mind

i only go 20-30 min.

I'm at 30 minutes now.  To go to a 1 hour commute is a major decision, but it sure would be nice to come home to a house with a   nice workshop with a lift.

Currently my commute is 22 miles one way, takes up to an hour depending on lights and other factors. Used to be 5 miles, in a couple months it will be about 20 miles.

Depending which  way, I travel 10 to 20 minutes, 8 or 10 miles. The roads literally make a loop from the shop to my house, one side of the loop is highway, the other side is back roads

Before it was about 9 miles.  Now it's about 18.     But the thing is if your commute is smooth steady cruising and no traffic then i don't think an hour is a big deal if the job pays well.   i only have to go 18 miles but it still takes 1/2 hour because of signals and traffic.

To add to that, any idea what the average mi is on an all factory squarebody with a 305?  I know a lot depends...just wondering

i did some extensive research and calculating and the best i got was 17.6 with a 305.  This was on a long highway trip and i have 2.56 rear gear.  But i think the average is going to be 16.
i will continue reporting with the 4.3 asap.

The good news is that gas is going to stay cheap for a long while.

In the meantime read this:

RPM is a big factor.

Vile, what size garage did you build?.

Well not big enough! lol I got divorced right in the middle of doing my construction so I had to shrink it. 1064 sq feet downstairs and 448 sq ft upstairs. I may add on or just build an addition on the house and add another garage under to free up some space.

Here is the garage 38x28, 10' doors. I built it into the hill

This is the upstairs room when I was building it

and here is what I am toying with doing to my house now so I have more garage space
